Planning to buy property or move to North Tuscany? Get started with expert support today.

Looks attractive, right? La dolce vita, great food, the culture, al fresco dining, who knows the odd glass of Wine, you don’t need me to sell you the idea of buying your dream home in Italy.

Looking around both online and going round talking to an Agente Immobiliare, in many rural villages you will also find signs with a phone number for houses for sale. Needless to say, one can find lots of properties that look amazing, particularly in the countryside but is it all it seems? Buying your dream home in Italy starts here.

First thing to qualify is the ownership. Ideally the real estate agent will already have details, however all this needs verifying, who actually figures on the land registry? In our experience many properties are at first sight a dream but then….

Secondly, is the property regularly registered? In our searching we came across a number of properties where “ah well the modifications can be sorted” generally this means a process in the local commune to register modifications to a property – at a cost, it should be down to the existing owner.

Thirdly, who checks all of this? The simple answer is your Geometra, they also do a lot more than just these checks, who pays for the Geometra services? That’s down to the purchaser, ie you.

Without getting to the nth question, there’s a lot of details to look into, we did this, got the t-shirt and happy to advise you on your own adventure! Contact us today, email: info@expatsos.it you can also message us through our Facebook page too!
